STRIVERS ROW, maison de ville méticuleusement restaurée et rénovée avec toutes les nécessités pour la vie au XXIe siècle par l'architecte primé Alan Berman d'Archetype Architecture NY. Cette maison située au 269 West 138th Street a été construite en 1892 par le promoteur David H. King et conçue par les architectes Bruce Price et Clarence Luce dans le style colonial revival. Elle est construite en briques jaunes et en calcaire. La maison s'étend sur environ 5 250 pieds carrés avec des plafonds atteignant 10'8". Les cinq étages allient les détails historiques d'origine au confort contemporain. La menuiserie a été impeccablement restaurée dans toute sa splendeur, tout comme les parquets en chêne dans toute la maison. Tous les moulures et détails en plâtre ont également été parfaitement restaurés. La maison comporte cinq étages, comprenant un appartement sur deux niveaux pour générer des revenus et un triplex pour le propriétaire sur trois étages. Il convient de noter que cette rénovation a été réalisée de manière à ce que la maison puisse très facilement être reconvertie en maison unifamiliale avec un minimum de travail et de dépenses. Le gros plus est qu'il y a un garage à l'arrière de la maison, facilement accessible de l'intérieur par un escalier. Il y a deux terrasses pour en profiter, l'une au niveau du salon pour divertir et la seconde à partir de la chambre principale.

Les pièces du niveau du salon présentent des détails édouardiens de la fin du XIXe siècle et comprennent un salon, une salle à manger formelle, une cuisine, un cabinet de toilette et une terrasse. Le cabinet de toilette dispose d'appareils en laiton et de carreaux européens incrustés individuellement. Le troisième étage abrite la chambre principale avec salle de bain attenante et un grand dressing ainsi qu'une cheminée à bois. Il y a une petite terrasse attenante à la chambre principale. Une deuxième grande chambre, actuellement utilisée comme bureau, se trouve à l'avant du troisième étage et dispose également de sa propre salle de bain. Le quatrième étage abrite deux grandes chambres, chacune avec sa propre salle de bain complète, plus la buanderie. Ici, le velux d'origine, soigneusement restauré, permet à la lumière et au soleil d'affluer dans la maison.

Le niveau inférieur et le rez-de-chaussée constituent l'appartement qui dispose d'une cuisine spacieuse à manger, le salon à l'avant avec également une cheminée, la buanderie attenant à la cuisine et une salle de bain complète. La cuisine est dotée d'une banquette, d'un cuisinière à six brûleurs et d'un évier double. Le niveau inférieur abrite deux bureaux utilisés pour dormir, une salle de bain complète plus deux salles de service où se trouvent les installations techniques.

La maison dispose d'un chauffage et d'une climatisation à quatre zones avec un contrôle de température dans chaque pièce. Au total, il y a quatre cheminées à bois, complètement restaurées et rétubées, en parfait état de fonctionnement. Les appareils électroménagers sont tous Viking, à l'exception des lave-linge et sèche-linge qui sont GE dans le triplex et Electrolux dans l'appartement. Les plans de travail des deux cuisines sont en quartz. Chacune des six salles de bains possède des sols chauffants, un véritable luxe en hiver, et la maison est équipée d'un système audio Control 4 pour la musique et la télévision avec des haut-parleurs dans chaque pièce.

Situé entre les boulevards Frederick Douglass et Adam Clayton Powell, Striver's Row a une très longue et spéciale histoire et a joué un rôle très important dans la Renaissance de Harlem. Il est inscrit au Registre national des lieux historiques, a été désigné monument de la ville de New York en 1967 et se trouve dans le quartier historique de St Nicholas. STRIVERS ROW meticulously restored and renovated town home with all the necessities for 21st century living by award winning architect Alan Berman of Archetype Architecture NY. This house at 269 West 138th Street was built in 1892 by developer David H. King and designed by architects Bruce Price and Clarence Luce in Colonial Revival Style. It is constructed of yellow brick and limestone. The house spans approximately 5,250 square feet with ceilings as high as 10'8". The five floors blend the original historic detail with contemporary comfort. The woodwork has been immaculately restored to its full beauty as were the oak floors throughout the house. All moldings and plaster detail were also perfectly restored. The house has five floors consisting of a two-floor apartment for income generation and a three floor owners triplex. It must be noted that this renovation was done in such a way that the house can very easily be brought back to single family with minimal work and expense. The big plus is there is a garage on the back of the house, easily reached from inside by a staircase. There are two terraces for enjoyment, one off the parlor floor for entertaining and the second off the primary bedroom.

The Parlor floor rooms feature Edwardian details of the late 19th century and include a living room, a formal dining room, kitchen, powder room and terrace. The living room and dining room both have the original fireplaces, in good working order with the tile work and carved wood mantels beautifully restored. The powder room has brass fixtures and European tiles individually inlaid. The third floor houses the master bedroom with en-suite bath and a large walk-in closet plus a woodburning fireplace. There is a small terrace off the primary bedroom. A second large bedroom, presently used as an office is at the front of the third floor and too has its own bath. The fourth floor houses two large bedrooms, each with its own full bath plus the laundry room. Here the original skylight, carefully restored allows light and sunshine to flow into the house.
The lower level and ground level make up the apartment which has a spacious eat-in kitchen, the living room in the front also with a fireplace, the laundry room off the kitchen and a full bath. The kitchen has a banquet, six burner stove and double sink. The lower level houses two dens used for sleeping, a full bath plus two utility rooms where the mechanics are found.
The house has four zone heating and air-conditioning with a temperature control in every room. In total there are four wood burning fireplaces, completely restored and relined, in perfect working order. Appliances are all Viking with the exception of the washers and dryers which are GE in the triplex and Electrolux in the apartment. The counters in both kitchens are Quartz. Each of the six bathrooms boasts heated floors, quite the luxury in the winter, and the house has a Control 4 sound system for music and TV with speakers in every room.
Located between Frederick Douglass and Adam Clayton Powell Boulevards Striver's Row has a very long and special history and played a very prominent role in the Harlem Renaissance. It is on the National Registry of Historic Places, was designated a New York City Landmark in 1967 and is in the St Nicholas Historic District. It has always been considered an outstanding example of 19th century urban design.
